What it does

  • A checklist for each room. A new inspection starts with six common rooms and their usual items, and you can add 14 room types, from a laundry room to a garage. Rename, add or remove any room or item. Each item is rated good, fair, poor or not applicable, with notes and photos.
  • Photos. Take or pick photos on your phone. They're scaled down to 1600 pixels and saved on the device, without the location and camera details phones store in a photo. The report numbers every photo and shows when it was added.
  • Signatures. The landlord or agent and each tenant sign on the screen. The first signature locks the report, so nobody signs one version and gets another. Editing a signed report clears every signature.
  • Move-out comparison. Start a move-out from a move-in inspection and every item shows its move-in rating and notes. The report lists everything rated worse than at move-in, and the keys handed over at each.
  • A PDF report. Built on the device, with the details, anything that needs a look, a checklist for each room, the tenant's comments, the signatures and when each was made, then every photo with a caption.
  • Backup files. One file holds an inspection and its photos, so you can move it to another device or keep it safe.
  • Works offline. After the first visit, the app and its PDF builder stay on the device.

How to use it

  1. Open the app on your phone and start a move-in, move-out or routine inspection.
  2. Fill in the address, the landlord and the tenants, then go room by room and rate each item.
  3. Add photos of anything that isn't in good condition.
  4. Collect signatures from everyone who's there, then download the PDF report and send it to each of them.

Privacy

The app has no server side, no analytics and no account. Inspections and photos are stored in the browser on your device. Clearing your browsing data deletes them, so download the PDF and save a backup file of every inspection you need to keep.

Before you rely on it

Some provinces and states have their own inspection form, or rules about when an inspection happens and who has to be there. Check your local rules. The report records a rental's condition. It isn't legal advice.

A PDF isn't tamper-proof, because anyone with a PDF editor can change one. Send the signed PDF to everyone who signed it on the day, so each person holds the same copy.

Questions

Is the inspection app free?

Yes. There's no account and no fee. The source code is on GitHub under the GNU AGPL v3.0.

Does it work without an internet connection?

Yes. After you've opened it once, it works offline, including building the PDF.

Can two people work on the same inspection?

Not at the same time. An inspection lives on one device. To move one, save a backup file and open it on the other device.

Can I host my own copy?

Yes. The app is static files that any web server can host over HTTPS. Because it's AGPL licensed, if you change it and let other people use your changed version, you have to offer them its source code.
